1. Who we are
This site is operated by Mochlos Beach, a tourist accommodation business registered in Greece, with its address at Mochlos 10, 72057 Sfaka, Crete. References to we, us and our mean Mochlos Beach. References to you and guest mean the person making the booking and anyone staying under it.
2. Bookings and payments
A reservation becomes binding when we confirm it in writing, by email or in your account on this site. The price shown at checkout includes the nightly rate and the Greek climate resilience fee — eight euros per night for most properties, fifteen euros per night for Mochlos Beach Villa. Cleaning and any other optional fees are itemised before payment.
Payment is processed securely by our payment provider. We do not store full card details on our servers; only a reference to the transaction is kept for accounting purposes.
3. Cancellation policy
Free cancellation applies up to thirty days before your check-in date. Cancellations made between thirty and fourteen days before arrival are refunded at fifty percent. Cancellations within fourteen days of arrival are non-refundable. If we have to cancel because of a force-majeure event affecting the property — fire, structural damage, natural disaster, public-authority order — you receive a full refund or the option to reschedule.
4. Check-in and check-out
Standard check-in is from four in the afternoon; check-out is by eleven in the morning. We can usually arrange earlier check-in or later check-out by prior agreement, subject to the cleaning schedule. Please tell us your estimated arrival time so we can welcome you properly.
5. House rules
Each property is a private home. We ask that you respect the neighbours' peace, keep noise low after eleven at night, and care for the property as you would your own. No events, large gatherings or unregistered guests without our written consent. Smoking is permitted outdoors only. Pets are not accepted unless agreed in advance and in writing.
6. Damage and liability
You are responsible for any loss or damage to the property, its furnishings or equipment caused during your stay. We may invoice you for repair or replacement at fair market cost. Our liability to you for any single booking is limited to the amount you paid for that stay, except in cases of gross negligence or wilful misconduct, which Greek law does not allow us to exclude.
7. Force majeure
Neither party is liable for failure to perform caused by events outside its reasonable control: severe weather, ferry or flight disruption, civil unrest, epidemics, government measures. Where such an event prevents performance, we will work in good faith with you to reschedule or refund as appropriate.
8. Greek climate resilience fee
Greek national law requires us to collect a per-night climate resilience fee from each guest. This fee is included in your total at checkout and is remitted to the Greek tax authority. The rate varies by property type and is shown clearly on each booking — we never add it as a surprise.
9. Governing law and disputes
These Terms are governed by the laws of Greece. Any dispute arising from your stay or from these Terms is to be brought before the competent courts of Heraklion, Crete. Greek consumer-protection law — in particular Law 2251/1994 as amended — continues to apply to your benefit where stronger than the protections offered here.
10. Changes to these Terms
We may update these Terms from time to time as our practice evolves. The version that applies to your booking is the one published on this site on the date you confirmed your reservation.
